We operate as an authorized channel partner of DAMAC Properties. This means:
- We are authorized to market and sell DAMAC Properties projects
- We act as intermediaries between clients and DAMAC Properties
- Final property transactions are concluded with DAMAC Properties
- We are bound by DAMAC Properties' sales policies and procedures
3. Services Provided
We provide the following services:
- Property search and advisory services
- Property viewings and site visits
- Investment consultation and analysis
- Transaction facilitation and coordination
- Market research and property valuations
- After-sales support and assistance
- Rental and resale services (where applicable)
4. Use of Website
4.1 Permitted Use
You may use our website for:

6. Pricing and Payments

- Quoted in the specified currency (USD/AED)
- Subject to change based on DAMAC Properties' pricing
- Exclusive of additional fees unless stated otherwise

6.2 Additional Costs
Clients should be aware of additional costs, including but not limited to:
- DLD registration fees (4% of property value)
- Agent commission (if applicable)
- Service charges and maintenance fees
- Utility connection fees
- Property management fees
- Transfer fees and legal costs
6.3 Payment Terms
All payments must be made:
- As per DAMAC Properties' payment schedule
- Through approved payment methods
- Directly to DAMAC Properties or designated accounts
- In accordance with UAE banking regulations
7. Reservations and Bookings
7.1 Reservation Process
Property reservations require:
- Completion of DAMAC Properties' reservation form
- Payment of the reservation fee
- Submission of required documentation (passport, visa, Emirates ID)
- KYC (Know Your Customer) verification
- Approval from DAMAC Properties
7.2 Reservation Validity
- Reservations are subject to unit availability
- Reservation fees are typically non-refundable
- Reservations expire if payment schedules are not met
- DAMAC Properties reserves the right to cancel reservations
8. Client Obligations
As a client, you agree to:
- Provide accurate and truthful information
- Disclose any material facts relevant to the transaction
- Comply with UAE laws and regulations
- Respect scheduled appointment times
- Maintain confidentiality of sensitive information
- Act in good faith throughout the transaction
- Promptly respond to requests for information or documentation
9. Commission and Fees
9.1 Our Commission
Our services may be:
- Commissioned by DAMAC Properties (no direct cost to buyer)
- Subject to separate agreement for additional services
- Based on standard industry rates in Dubai
9.2 Third-Party Services
If you engage third-party services through us (mortgage brokers, lawyers, etc.), their fees are:
- Separate from our services
- Payable directly to the service provider
- Subject to their terms and conditions
10. Cancellation and Refunds
10.1 Cancellation Policy
Cancellation policies are governed by:
- DAMAC Properties' sales terms and conditions
- Dubai Land Department regulations
- The specific Sales Purchase Agreement (SPA)
10.2 Refund Processing
Any refunds are:
- Processed by DAMAC Properties, not by us
- Subject to DAMAC Properties' refund policy
- May take 45-90 days or longer
- Subject to deductions as per the SPA
11. Intellectual Property
11.1 Our Content
All content on our website, including:
- Text, images, logos, and graphics
- Videos and virtual tours
- Marketing materials and brochures
- Website design and layout
is protected by copyright and intellectual property laws.
11.2 DAMAC Properties Content
Property images, renderings, and project information are:
- Owned by DAMAC Properties
- Used with permission
- Subject to DAMAC Properties' copyright
11.3 Usage Restrictions
You may not:
- Use our content for commercial purposes without permission
- Modify or create derivative works
- Remove copyright notices or watermarks
- Use content on other websites or publications
12. Limitation of Liability
12.1 Our Liability
We shall not be liable for:
- Changes made by DAMAC Properties to projects or pricing
- Delays in project completion
- Differences between marketing materials and final product
- Investment losses or poor property performance
- Third-party services or recommendations
- Technical issues with our website
12.2 Maximum Liability
Our total liability shall not exceed the commission earned from the specific transaction in question.
13. Force Majeure
We shall not be liable for failure to perform our obligations due to events beyond our reasonable control, including:

- War, terrorism, or civil unrest
- Internet or telecommunications failures
- Acts of DAMAC Properties or third parties

In case of disputes, we agree to first attempt resolution through:
